Voting Question: Commercial Real Estate Florida- Use of Security Deposit?
I have a warehouse bay in Florida (month to month) that I will be vacating. I am three months behind in rent and was wondering if it is possible for my landlord to use my security deposit to pay some of the rent I owe. Is this legal? How do I know what the security deposit can be used for? Thank you

I have a BBA in Finance and have been out of school for 5+ years now - after 2 layoffs in 2008 (commercial real estate industry) I'm considering going back to get my MBA. I'd like to hear about your experiences with online programs from actual universities (i.e. Univ. of Nebraska, Univ. of Tulsa, Florida State, etc.). I'm not considering schools like University of Phoenix or other online-only schools.
I'd like to go back to school in the physical sense, but I have a family and the time constraints make it impossible. Can I expect to gain as much from an online program as I would on campus? I know a large part of the experience is the contacts you gain from your study groups, etc. - any input?

Step 1 is attaining the following:
- Florida Real Estate License
- Florida Real Estate Appraisal License
- Florida Real Estate Brokers License (Don't really see the point of this one)
- CCIM Designation
- (someone even mentioned a mortgage brokers license)
And obviously in between read as much as I can on the field.
After attaining these licenses, do I simply apply to work for a company?
Should I try to get a job as soon as I get my basic license and get the others on the side over time, or is it best to get ALL of them ASAP and hit the ground running?
Any advice here? I really want to make this happen, but it's a bit cloudy at this point and I would really appreciate some help.

I'm going to Loyola University New Orleans law school this Fall. It's ranked as a tier-3, and some say it will soon rise to tier-2 long enough post-Katrina, however I'm daunted by some serious questions.
1. Is it worth it to go to a tier-3 school for law, or should I wait, work, and re-apply to better schools later? (I applied to schools comparatively late in February)
2. Can an individual from a school like mine succeed in practicing law? I'm not looking for a top corporate job, but something in the area of 100K.
3. What is the market for law truly like? I would like to practice either real estate or maritime-commercial shipping in Florida, but I hear a lot of negative things about a career in law?
If anyone, anybody could answer these questions with some truth I would be *EXTREMELY* grateful. Thank you so, so much!

The financing is required to begin work on kitchen design, architectural plans, manuals and recipe books, additional equipment purchases, and to cover expenses in the first year of business. We are getting this building for a steal. Does anyone have recommendations on which company (no banks) I can work with? I live in Florida but willing to work with companies anywhere in the USA.
Already conducted due diligence. Business plan including performa available.

Just got back from the big commercial real estate finance conference in Orlando and was amazed at the number of Harleys in Florida. Seemed like every other person owned a Harley and I didn't even see any other brand of bikes. Do they even sell other brands of bikes in Florida? Man - I think its great that people in florida dig Harleys, but I think I'd hate to live there since my Harley wouldn't reflect my individuality as much as it does here.

I have been thinking of getting my real estate license in Florida (focus on residential, maybe commercial later on). But the market here is terrible at best. I have a current consulting operation that pays very well. The real estate is something I would like to do when I semi-retire in a few years. I love people and I love houses, am very good at business. However, without really understanding the real estate occupation, I am not clear if it will still be something worthwhile to pursue. I know markets go up and markets go down... Florida is really suffering right now and not sure how long it will be a problem. I wanted to go ahead and take the classes and get my license in the next 6 months. Any words of wisdom from anyone in the field?
