New Real Estate Listings Search Links
Open Question: Am I really materialistic?
My husband, son (one year old) and I live in a one bedroom apartment. We are supposed to be saving for a down payment on a condo or house. I want my son to at least be able to have his own room, but if we found a place with a yard that would be fantastic.
My husband is starting to tell me that I shouldn't be working so hard (getting or credit scores in tip-top shape, saving money by clipping coupons, checking real estate listings for our area) to get us into a house. He says I am starting to seem materialistic and I should just be thankful that we have jobs and a place to live.
I don't think I am being materialistic, I just want to have more room and for us to be homeowners instead of renting (paying someone else's mortgage).
He was all for buying a home when we were first married but now it seems that since he sees how much work it takes, he's giving up on the idea and calling me materialistic because I am still trying.
What do you think? Is he right? Should I just stop trying and be thankful for what we have?

Is is smart to purchase a home without an agent? My husband and I were thinking about purchasing our first house but we had not applied for a home loan yet, we just talked about it. We browsed the internet for listings and spent a couple of our evening driving the see the properties. At this point we were getting a feel for the prices in our area, and what we liked. We saw a house for sale by owner. We called and asked too see the inside. When we did, we both feel in love with it. We knew 100% that it was the house for us. We had applied for a home loan that morning and were waiting for the results but we knew we would get the loan, which we did.I called my mother and told her about the house and she advised me to make an offer so we didn't loose it to someone else. We made an offer and the seller excepted but no money was exchanged and we did not draw up a contract. She told us she would get the paper work ready while we are waiting for the bank to review the proof of income we sent them, that usually takes a few days to verify.We know the house will have to e inspected and the bank will come and appraise the house. At this point should we still get an agent or is there anything else we should do before we sign anything or make it a done deal?

I'm a real estate in CA. I have my first buyer and I need help. I already have them approved for an FHA loan. They don't want to go no more than $1500 for a monthly payment on everything. They just want a nice home, 3bd room, 2 bath and wants possible RV access. I've sent them many homes in the $185-215k price range for that kind of a monthly payment. The problem I'm having is I'm unable to find any RV access in that price range. How would you real estate agents handle this? Should I find a more pricey home that has what they're looking for and if they like it, try to offer $10-20k less than what the listed price is? I'm nervous and don't know what to do. Also, if I offer less than the listing price, can I still ask for seller paid closing costs? She's only been our agent for 1 week and I already have bad feelings about her. The stimulus provided $2 billion for HUD's new Neighborhood Stabilization Program that provides funds to state and local governments to acquire and redevelop foreclosed properties that might otherwise become sources of abandonment and blight within their communities. These funds are in addition to the $3.9 billion provided for the same program in the Housing and Economic Recovery Act of 2008 (enacted last July).
While HUD has yet to distribute the $2 billion provided in the stimulus, a recent review by the Los Angeles Times of a similar program launched in 1998 indicates what kind of results we might have to look forward to:
Congress launched the program in 1998 to clear the Department of Housing and Urban Development's books of foreclosures and provide affordable housing. Local governments would buy the homes for $1, fix them up and resell them at a discount to poor families, who would get a chance to put down roots in the community.
More than 2,300 homes have been sold by HUD for $1 each nationwide, with 326 in California. Nearly half of the homes in California were bought by companies or individuals who typically resold them at a much higher price.
The city of San Bernardino bought more Dollar Homes -- 62 -- than any other city or county in the state. But San Bernardino officials could not provide The Times with any account of what happened to the homes after they were sold.
Using county property tax and assessor records, federal bankruptcy files and real estate listings, The Times tracked every property sale to San Bernardino under the program since 2000. Among the findings:
* At least 43 of the 62 homes were sold to housing contractors and investors. Within months after purchase, nearly all were resold, and for an average of three times the original sales price.
Despite their track record, San Bernardino received $8.4 million from the first $4 billion for the Neighborhood Stabilization Program.

I've just recently started taking photos freelance for online real estate listings. Recently I had a client want lots of interior photos taken of unfurnished, smallish apartments. I warned them in advance that such photos don't tend to come out well, and that they'll have a lot better luck in the furnished units. They told me to take both anyway, and the results were pretty lame. This is compounded by the fact that their window treatments were rather thin, so even if I drew them closed, the outdoor light still overexposed any shot I took containing one of the windows, not to mention throwing off the white balance. Not even photoshop seemed to help, because it was identifying the glare from the windows as true white. Im trying to shoot itty bitty blank white rooms with poor lighting, and I haven't saved enough for a really high-grade camera yet. What can I do? Any help here is really appreciated. Thanks!

So we found a house at a nice neighborhood, and called some real estate agent to show us the house, he showed it to us, and he knew we loved the house but didn;t bother to call us back, or send us anymore listings, we had to call him ourselves and ask him to show us around a few more communities, then finally my husband said he would like to make an offer on that first house, the realtor said ok, the next day he called us saying that our offer was rejected and no counter offer was given. Every since then he has not called us, so my husband and I would like to go behind his back and re offer the owner a price and we want to know if we are obligated to use that agent to buy the house? because what we want to do is tell the seller that we are not using a real estate agent and to keep the commission that he was supposed to give an agent for himself (since the seller is an agent himself) and let us buy the house at the price we want. Can we do this, or do we have to still go through the real estate agent that showed us the house?

My wife and I are trying to buy a home, most likely a foreclosure. We're not investors, meaning we'll be getting traditional financing for a place we'll reside in ourselves. That being said, we're not sure whether to go with a bigger agency, like RE/MAX, Century 21, etc, or to go with a smaller agency and use an exclusive buyers agent.
Perhaps the bigger agency would have access to a place before hit the market, a pocket listing, that we'd be able to purchase quickly. On the other hand, would we get the attention from these agents who have listings all over the city that our smaller agent is able to provide???

Im a first time home buyer and have been looking through the local listings on yahoo real estate and other places and keep coming across homes that are like $15,000 and say they are in foreclosure. Okay, I went about two weeks ago and got Pre Approved for a home loan. And the broker that approved me is a real estate agent that has been bringing up some listings for me. Yet it seems like i'm doing all the leg work, He's showing me stuff that he claims he gets ahold of through a list of hundreds of listings for the areas I'm looking at but I'm finding all the same ones on my own online, Doesn't take me to go see the properties, just gives me the listing and tells me to check out the place, but I'm like yea I want to go in them and maybe see the inside!! I thought the agent is suppose to be all over it and cater to the buyer if he wants to make a sale? I'm also sending stuff that I do find interest in to him via email, and he never gets around to calling me up and giving me info on the homes. My question in a nutshell is if I go elsewhere would I have to go through the whole credit check, pre approval crap all over again? Or do I get copies from the agent? Can another agent pull up all the info and the lender that I got qualified with based on SSN or something this way I don't have to ask my current agent for all my info?

The San Francsico MSA is down about 45% but there are no good deals in my area :( What about you? Have you noticed the correction significantly?
{I live in San Francisco and the very New York-style areas (Soma, mission bay) are selling for about 800 psf, while my immediate area has listings from about 1000-1500 psf (none in my building tho).
My floor in my condo building is about 1500 psf, but we're about 2 blocks from the ocean with a great roof deck. I paid 1200 psf back in May, and no one's sold yet, the whole building is sold out (only 13 units)]
